MAIA The Seven Basavanagudi location is easily the most underrated part of the project pitch for various reasons. Firstly, there aren’t too many new luxury launches in inner South Bengaluru. So a new one on a 3.7-acre area not far from Lalbagh, Bull Temple and three Green Line metro stations is one project that comes with a location that is as important as architecture. The property is in the heart of one of Bengaluru’s first planned neighbourhoods, laid out in the early 1900s with Malleshwaram. It is conveniently connected to the city’s prime business hub Koramangala and the NICE Road on-ramp to Electronic City. Here is the entire distance map, neighbourhood tables and metro-arterial-airport readout. Please contact our team through the Contact page for a walk-through of the on-ground site.
The project location is situated immediately south of Lalbagh Botanical garden and along the western edge of Jayanagar. The immediate neighbourhood is full of heritage residences, tree-lined pathways and the ancient market of Gandhi Bazaar and the cultural thread of DVG Road. The everyday picture for families looking at luxury apartments in Basavanagudi location advantages is just simply hard to find in the rest of Bengaluru: schools, hospitals, temples, marketplaces, restaurants and metro stops are all either a walk or a short drive.
This type of large-scale land aggregation is extremely rare in a place like Basavanagudi. Most new product launches here are between 0.25 and 1.5 acres so a 3.7 acre lot of this type hasn’t hit the micro-zone in over a decade. MAIA The Seven is registered with Karnataka RERA, and project registration is valid from 16 March 2026. Project completion is expected by 01 March 2031.
The project anchors the core of Basavanagudi as is seen in the picture above. Lalbagh lies to the north, Bull Temple Road to the west, Jayanagar to the south-east and the three Green Line metro stops (Lalbagh, National College, Jayanagar) make up for a loose triangle around the property. On ramps to major routes like Outer Ring Road and NICE Road are just about a 7–8 km drive on the south.
Five factors define why the MAIA The Seven Basavanagudi location and connectivity story is unusually strong, even by inner-city Bengaluru standards.
Inner-city prime: full social infrastructure already in place — schools, hospitals, temples, markets, restaurants. Nothing has to be built from scratch.
Metro connectivity: Namma Metro Green Line stations at Lalbagh, National College, and Jayanagar all sit within a 2 to 3 km radius. Lalbagh Metro Station is the closest at ~1.5 km, a 5–7 minute drive.
Arterial reach: Bull Temple Road, DVG Road, Kanakapura Road, Mysore Road, and N R Road feed directly into Outer Ring Road, NICE Road, and Bannerghatta Road.
Heritage anchors: Lalbagh Botanical Garden, Bull Temple, Dodda Ganapathi Temple, Gandhi Bazaar, Vidyarthi Bhavan (established 1943), and decades-old cultural institutions all sit within a 2 km radius.
Mature resale liquidity: Jayanagar–Basavanagudi–Koramangala is the city's most stable resale corridor — well-priced inventory clears in weeks.
The MAIA The Seven Basavanagudi address and map below pulls from the developer's official distance read-out. Drive times are off-peak indicative figures; actual travel will vary by traffic and routing.
Lalbagh Botanical Garden — ~1.0 km
Bull Temple / Dodda Basavana Gudi — ~0.5 km
Gandhi Bazaar (DVG Road) — ~0.7 km
Jayanagar 4th Block Shopping Complex — ~2.5 km
National College Metro Station — ~1.5 km
Jayanagar Metro Station (Green Line) — ~2.0 km
Lalbagh Metro Station (Green Line) — ~1.5 km
Majestic / Kempegowda Bus Terminal — ~6.5 km
Bengaluru City Railway Station — ~7.0 km
MG Road / CBD — ~7.5 km
Koramangala — ~8.5 km
Electronic City (via NICE Road) — ~17 km

Outer Ring Road (Kanakapura Junction) — ~6.5 km
NICE Road Entry (Kanakapura Road) — ~7.5 km
Kempegowda International Airport (KIA) — ~45 km
The MAIA The Seven nearest metro station is Lalbagh on the Green Line, which is approximately 1.5 kilometres away and a 5 to 7 minutes’ drive. The Green Line has two further nearby stations, National College at 1.5 km and Jayanagar at 2.0 km. If you commute regularly to Lalbagh, that means three stations in 2-3 km radius to choose from which is rather convenient if one of the stations’ lifts is down or parking fills up early.
MAIA The Seven distance to Lalbagh metro is one of the major questions we get asked the most. The line is too far out to walk but the short feeder drive reduces most of the friction of mainline travel. This is valid for Green Line trips towards Yeshwanthpur (north) or Silk Institute (south). Purple Line journeys to Whitefield will include a new leg through the Majestic intersection – about 6.5 km of feeder drive and then you add the train ride too.
This property is one of the choicest apartments near National College Metro. If you are looking out to buy luxury apartments near Basavanagudi metro, then you will find that there are very few huge new developments that are so close to three active stations.
The project is about 45 km from Kempegowda International Airport (KIA). Typical drive time is 75-90 minutes depending on traffic and the route you take. MAIA The Seven Bangalore airport connectivity goes largely through the Hebbal flyover and the elevated airport corridor. For a Basavanagudi address, the route has a CBD crossing or a Hebbal-direction ring-road leg before entering the airport expressway. Frequent flyers normally add two hours to this. So if you have an international flight at 6:30 a.m., you have to leave home at 4 a.m. is what makes the property attractive for flying CXOs and HNI families for the same airport-to-Basavanagudi route.
Note that the same airport-to-Basavanagudi corridor is what makes the location appealing to flying CXOs and HNI families. The flight cadence is regular, the route is familiar, and the buffer is manageable.
One of the most underrated wins of the project is MAIA The Seven connectivity to CBD Bangalore. MG Road and the primary business centre are ~7.5 km away and 20-25 minutes off-peak. It is 8.5 km from Koramangala. Five key roadways serve the project.
